Tree Cover and Property Values in the United States: A National Meta-Analysis

This meta-analysis uses 21 hedonic property value studies and 157 unique observations to study the influence of tree cover on the value of homes in the United States. The study shows that tree canopy increases home values across all levels of tree density. For neighborhoods with low tree canopy cover, trees on the property increase home values more than trees off the property. In neighborhoods with high tree density, having more trees off the property (that is, neighborhood-level tree canopy) has more of an effect than trees immediately on the property.
